TI Solutions provides long-term, unsecured financing, based on the tenant’s credit; we finance tenant improvements, leasing commissions, base building work, free rent, and other soft costs, taking the friction out of commercial real estate transactions.

Our flagship structure, the TI Lease, converts upfront costs into a turnkey solution; letting tenants move in quickly, landlords lease faster, and brokers close with confidence by financing entire new buildouts or monetizing existing improvements.

The TI Lease is an operating lease, not debt; tenants keep their balance sheets clear for higher-return opportunities. While our programs are designed with investment-grade occupiers in mind, we can also tailor solutions for high-yield tenants needing third-party capital.

Our People

Mr. Kusic is a principal of the firm with experience spanning credit underwriting, credit sales, and operational management. In addition to leading transaction origination, credit underwriting, and structuring, he plays a key role in overseeing firm operations, technology systems, and analytical processes that support execution across all business functions.

He is deeply involved in every stage of the transaction lifecycle, from sourcing and analysis to structuring and negotiation, ensuring the firm delivers efficient, data-driven, and client-focused outcomes.

Mr. Dunn is a principal of the firm, focusing on business development for strategic relationships. He has more than thirty-eight years of experience in the real estate industry in roles that include accounting, finance, business development, and high-volume real estate transaction management. 
 
For 16 years, he led a team that, at its peak, delivered ~1,000 real estate transactions annually for a global banking client. He has had positions with Deloitte and Lincoln Property Company and spent the last 22+ years with Trammell Crow Company / CBRE. In his career, he has personally led the financing, acquisition, and disposition (leased and owned) of over $2 billion of office, retail, data center, and land products. Mr. Dunn is a C.P.A. and a licensed real estate broker.

Mr. McDevitt is a principal with the firm, supporting business developments and Landlords, Occupiers, Tenant Rep brokers and other stakeholders in financing tenant improvements.

He has negotiated a wide range of domestic and international commercial real estate transactions in over 40 countries and on every continent except Antarctica . He has held senior Real Estate positions with Fortune 150 companies including Mobil Oil Corporation (now Exxon-Mobil), American Express Company, Prudential Insurance and Charles Schwab. He directed CBRE’s office transactions platform for Bank of America/Merril Lynch’s North American office portfolio. More recently he led the integration and footprint reduction of Tyco International and Johnson Controls’ office and industrial Canadian locations. Mr. Mc Devitt has participated in or led the financing, acquisition, and disposition (leased and owned) of over $3 billion of office, retail, data center, and brownfield products. He has an M.B.A. from the University of Pennsylvania’s Wharton School.

Mr. Goodman is a principal of TI Solutions, whose focus is securing business and key relationships with Landlords and Tenants. He is an accomplished and results-driven professional with over thirty-five years of experience in the real estate industry. Mr. Goodman has negotiated over $3 billion of transactions with major corporate tenants and landlords on a local and national basis, and was a recipient of the “Most Ingenious Deal of the Year” award. His primary role at TI Solutions is to initiate and implement strategic solutions for Landlords and Tenants enabling them to utilize the company’s proprietary financing platform. Mr. Goodman holds an MBA from New York University.

Mr. Hurst is responsible for developing and managing new client relationships at TI Solutions. He works closely with corporate occupiers, advisors, and ownership groups to structure solutions that align with each client’s strategic and financial goals.
 
He recently graduated from the University of Colorado Boulder with a bachelor’s degree in finance and real estate. He brings a strong foundation in capital markets and a focused understanding of tenant credit dynamics to his role. His efforts support TI Solutions’ mission to deliver capital-efficient outcomes through the TI Lease structure across the country.
